Terms of Service
The rules of the road for this website — written plainly.
Effective May 24, 2026.
These Terms govern your use of johnlimcapital.com and any related content or tools (the "Site"). The Site is operated by John Lim, doing business as JL Capital. By using the Site you agree to these Terms. If you don't agree, please don't use the Site.
1. Who we are
JL Capital is the trade name John Lim uses for his real estate and mortgage services. Two regulated authorities sit behind it:
- REALTOR® with 1NE Collective Realty · License # 189984 · BCFSA-licensed
- Submortgage Broker with Blanca Lending Inc. / Dominion Lending · Registration # 503558 · BCFSA-licensed
Where these Terms refer to "we" or "us," that means John Lim acting under the applicable license depending on the service.
2. The Site is information, not a service agreement
Browsing the Site, filling out a contact form, or using a calculator does not create a real estate agency relationship, a mortgage application, or a lender commitment. Any real estate engagement begins only when a written Service Agreement is signed under the Real Estate Services Act of BC. Any mortgage transaction begins only when you sign the appropriate mortgage application and disclosures required by the Mortgage Brokers Act of BC.
3. The calculators and home-value tools are estimates
The reverse-mortgage calculator on the mortgage page uses publicly available CHIP and EQB loan-to-value tables. It gives a range. It is not a commitment to lend, not an offer, and not a substitute for a lender's approval.
The home-value review is a personal opinion of value prepared by John Lim based on comparables and your description. It is not a Canadian Residential Appraisal Report and cannot be relied on by a lender, tax authority, court, or insurer. If you need an appraisal, hire a designated AACI or CRA appraiser.
4. Listing data
Property listings displayed or linked from the Site are sourced from third parties (REW, MLS®, brokerage feeds) and are believed to be accurate at the time of publication. Listings change quickly — price, status, and availability can shift without notice. Always confirm with John before relying on a listing for a decision.
The MLS® and REALTOR® trademarks are owned by The Canadian Real Estate Association (CREA) and identify members who comply with CREA's standards. Use of those marks on this Site does not imply CREA endorsement of John Lim's specific opinions or content beyond his REALTOR® standing.
5. Content and intellectual property
All original copy, images, design, code, and the "JL Capital" wordmark on this Site are owned by John Lim or used under license. You may share or quote short excerpts with attribution and a link back. You may not republish substantial portions, scrape the Site for AI training, or use the JL Capital wordmark in your own materials without written permission.
6. Your use of the Site
When you use the Site, you agree not to:
- Submit false information through any form.
- Use the Site to harass, defame, or impersonate any person.
- Attempt to probe, scan, or interfere with the Site's security or availability.
- Scrape, frame, or republish substantial content without written permission.
- Use the Site in a way that violates BC or Canadian law.
7. External links
The Site links to third-party websites — lenders, MLS®, government pages, news outlets. We don't control those sites and aren't responsible for their content, accuracy, or privacy practices.
8. No financial, legal, or tax advice
Articles, calculators, and editorial content on the Site are general education. They are not personalized financial, legal, accounting, or tax advice. For your specific situation, consult a licensed financial planner, lawyer, accountant, or tax professional. Where John provides advice, he provides it under his BCFSA-licensed authority for the specific service engaged — real estate brokerage or mortgage brokering — and not as a financial planner or lawyer.
9. Disclaimers and limitation of liability
The Site is provided on an "as is" and "as available" basis. To the maximum extent permitted by BC law, John Lim, 1NE Collective Realty, and Blanca Lending Inc. / Dominion Lending disclaim all warranties — express or implied — including warranties of merchantability, fitness for a particular purpose, and non-infringement.
John Lim's total liability arising from or related to your use of the Site is limited to CAD $100, except where the law does not allow that limit. Nothing in these Terms limits liability for fraud, willful misconduct, or anything else that cannot be excluded by law.
10. Privacy
How we handle personal information collected through the Site is described in our Privacy Policy.
11. Changes to these Terms
We may update these Terms from time to time. The effective date at the top of this page will change when we do. Continued use of the Site after a change means you accept the updated Terms.
12. Governing law
These Terms are governed by the laws of the Province of British Columbia and the federal laws of Canada that apply in BC. Any dispute will be heard in the courts of British Columbia.
13. Regulatory disclosure
Complaints about John Lim's real estate conduct can be filed with the BC Financial Services Authority (bcfsa.ca). Complaints about mortgage broker conduct can also be filed with BCFSA. For brokerage-level complaints, contact 1NE Collective Realty (real estate) or Blanca Lending Inc. (mortgage) directly.
