Privacy Policy
What we collect, why we collect it, and how we look after it.

This Privacy Policy describes how John Lim — operating as JL Capital — collects, uses, and discloses personal information through this website (johnlimcapital.com) and the real estate and mortgage services he provides. John Lim is a REALTOR® with 1NE Collective Realty (License # 189984) and a Submortgage Broker with Blanca Lending Inc. / Dominion Lending (Registration # 503558). Both authorities are licensed with the BC Financial Services Authority (BCFSA).
1. Who we are
John Lim (regulated entity: Lim, Sung Jun) is the data controller for personal information submitted through this site.

2. What we collect
We collect only the information you choose to give us, plus a small amount of standard technical data:
- Contact form & home-value form: name, email address, phone number (when provided), and any notes you include — property details, timeline, questions.
- Reverse-mortgage calculator: inputs you enter (home value, age, region, property type, existing mortgage balance). These are computed in your browser. We only retain them if you submit the lead form attached to the calculator.
- Analytics: aggregated, non-identifying usage data via Google Analytics 4 — pages viewed, device type, approximate region, referral source. IP addresses are truncated by Google before storage.
- Cookies: first-party cookies used by Google Analytics and standard session cookies required for the site to function.
We do not collect financial account numbers, SIN, or government-issued ID through this website. Those documents — when required — are exchanged separately through secure channels at the point of a signed Service Agreement or mortgage application.
3. Why we collect it
- To respond to your inquiry and provide the real estate or mortgage service you've asked about.
- To comply with our obligations as a REALTOR® under the Real Estate Services Act of BC and as a Submortgage Broker under the Mortgage Brokers Act of BC.
- To understand how the site is used so we can improve it.
- To send you transactional communication (e.g., a reply to your form submission, a follow-up to a meeting you booked).
We do not sell personal information. We do not use your information for paid retargeting or share it with marketing partners.
4. Legal basis (BC PIPA & PIPEDA)
In British Columbia, the Personal Information Protection Act (PIPA) governs how private organizations handle personal information. For interprovincial transfers, the federal Personal Information Protection and Electronic Documents Act (PIPEDA) applies. We process your information on one of three bases: your consent (when you fill out a form), our reasonable purpose in delivering the service you requested, or to meet a legal obligation as a regulated licensee.
5. Who we share it with
We share personal information only with service providers we use to operate this site or deliver our services. Each is bound by their own privacy obligations:
- Vercel Inc. — site hosting. Servers may be located in the United States.
- Google LLC — Google Analytics 4 (usage data) and Google Sheets/Apps Script (form submissions, which write to a private spreadsheet John controls).
- 1NE Collective Realty — for real estate transactions, your information is shared with John's managing brokerage as required by the Real Estate Services Act.
- Blanca Lending Inc. / Dominion Lending and prospective lenders — for mortgage transactions, your information is shared with the regulated brokerage and, with your consent, with lenders considered for your file.
- Law enforcement or regulators — only where required by law, court order, or BCFSA directive.
6. International transfer
Some of our service providers (Vercel, Google) store data on servers in the United States. By using this site or submitting a form, you consent to that transfer and acknowledge that data stored outside Canada may be subject to U.S. law.
7. How long we keep it
- Form submissions: retained for up to 7 years from the date of last contact, to meet BCFSA record-keeping requirements for licensees. After that, we delete or anonymize them.
- Analytics data: retained at the default Google Analytics setting (14 months for event-level data).
- Transaction records (signed listing agreements, mortgage applications): retained for the period required under BC and federal record-keeping rules — typically 6 to 7 years after file closing.
8. How we protect it
We use industry-standard safeguards: HTTPS in transit, access controls on storage, and least-privilege access to the Google account that receives form submissions. No method of transmission over the internet is 100% secure — if you have sensitive information to share, please tell John in person, by phone, or through a secure channel he sets up for you.
9. Your rights
Under BC PIPA and PIPEDA you can:
- Ask for access to the personal information we hold about you.
- Ask us to correct anything that's inaccurate.
- Withdraw consent for future communications (subject to legal or contractual exceptions).
- Ask us to delete information that is no longer needed for the purpose it was collected.
- Complain to the Office of the Information and Privacy Commissioner for British Columbia (oipc.bc.ca) if you believe your rights have been breached.

10. Cookies & analytics
This site uses Google Analytics 4 to understand traffic patterns. Analytics cookies set a unique identifier per browser, not per person. You can opt out by:
- Installing the Google Analytics Opt-out Browser Add-on.
- Enabling "Do Not Track" or blocking third-party cookies in your browser settings.
11. Children
This site and these services are not directed at children under 16. We don't knowingly collect personal information from anyone under 16. If you believe a child has submitted information, contact us and we will delete it.
12. Changes
We may update this policy from time to time. When we do, we'll change the effective date at the top of this page. Material changes — for example, a new category of data we collect — will also be flagged on the site for a reasonable period.

JL Capital is the trade name John Lim uses for his real estate and mortgage services. He is independently licensed at two regulated firms — 1NE Collective Realty (REALTOR®) and Blanca Lending Inc. / Dominion Lending (Submortgage Broker) — both of which have their own privacy policies that apply at the point of transaction.
