I started as a mortgage broker in 2019 after five years at CIBC. The reason I added a real estate license in 2022 was simple: too many of my mortgage clients were getting unreturned calls from their realtors. As a broker, I work outside any single bank — which means I can compare A-lender, B-lender, private, and construction options without playing favorites. It also means I'll send you to a bank specialist when their offer beats mine. The honesty is the moat.

Six conversations I have most often

01A-lender primeIf you're a salaried W2-style earner with clean credit, your bank's specialist may match or beat any rate I can find. I'll tell you so, no commission needed.
02B-lender / alt-ASelf-employed, business owner, or recent immigrant whose tax return doesn't reflect real income? B-lenders have flexible underwriting — at slightly higher rates, but with paths to A-lender refi later.
03Private mortgageShort-term gap financing — bridge, foreclosure recovery, equity takeout when banks won't move. Higher cost, faster close. For specific situations, not first choice.
04Construction mortgageSpec or custom build with progress draws. Lender selection matters — not all of them do construction well. I work with the ones who do.
05Reverse mortgage (55+)For homeowners 55+ unlocking equity without monthly payments. Useful for cash-flow planning in retirement; not the right fit for everyone — we'll review together.
06Pre-approval before house huntingThe single highest-leverage step. Knowing your number — and your debt-service ratio — changes how you shop. Takes a week, costs nothing.

On compensation and honesty

Mortgage brokers in Canada are paid by the lender, not the borrower — so my fee comes out of the lender's funded volume, not your pocket. Because of that, the only thing keeping me honest is the long game: if I send you to a better-fit lender that pays me less, you remember and come back. Most of my business is referral, which means short-term commission optimization is my fastest way to lose.
