I started as a mortgage broker in 2019 after five years at CIBC. The reason I added a real estate license in 2022 was simple: too many of my mortgage clients were getting unreturned calls from their realtors. As a broker, I work outside any single bank — which means I can compare A-lender, B-lender, private, and construction options without playing favorites. It also means I'll send you to a bank specialist when their offer beats mine. The honesty is the moat.

Mortgage brokers in Canada are paid by the lender, not the borrower — so my fee comes out of the lender's funded volume, not your pocket. Because of that, the only thing keeping me honest is the long game: if I send you to a better-fit lender that pays me less, you remember and come back. Most of my business is referral, which means short-term commission optimization is my fastest way to lose.
